Adare Manor is not a course you ring the pro shop to play. It is a course you sleep on the estate to earn. The Fazio rebuild that opens in front of the Manor is, in practical terms, closed to the public. Tee times are held first for resident guests of the hotel, then for a small number of members and invited golfers, and only rarely for outside visitors when the sheet allows. If you are flying in from the States and you want to play the course the world is coming to watch in 2027, you need to think about your booking the way you would think about being invited to a private house for the weekend. What follows is how we have handled it for our own trips and for the friends we send, three seasons running, and what to know before the 2027 calendar closes the course for weeks at a time.
The Room Is The Tee Time
The first thing to understand, and it is the one Americans most often resist, is that the round and the room at Adare Manor are the same booking. When you reserve two or three nights in the house, you are also reserving the ability to request a tee time on the Fazio course. When you try to reserve the tee time on its own, without a room, the answer from the golf office is almost always the same short sentence: we are not able to accommodate outside play at this time. That is not a fob-off, and it is not seasonal. It is the operating model of the estate. The Manor sells the round to its house guests, and it sells very little of it to anyone else.
The practical consequence for your planning is that you should stop treating Adare as a green-fee decision and start treating it as a hotel decision. Pick your two or three nights first, hold the room, and then ask the golf concierge to place your fourball on the tee sheet within that window. The rate you will pay for the round, on top of the room, is the highest in Ireland by a clear margin, and we will come to it. But you do not get the option of paying it as a walk-on. The 2027 Ryder Cup Changes The Calendar
The 2027 Ryder Cup is not a rumour and it is not a distant thing. The course is being prepared for it now, and the calendar around the tournament is already reshaping which weeks are bookable for outside golfers. What we tell friends is this: the closer you get to September 2027, the more of the sheet the tournament committee will hold back, and the more likely it is that your requested week has been quietly ring-fenced for stand construction, television compound work, or a corporate practice day you will never see on a rate card. This is not the club being difficult. It is a Ryder Cup being staged on the grass you want to walk.
Our rule for the two seasons before the Cup is to book earlier than you would for any other Irish round. If your trip is in May, we would have the room held by the previous October, and the tee time requested inside the same week you confirm the room. If your trip is inside the six months either side of the tournament itself, we would ask you first whether the trip has to be Adare, or whether we should be sending you to Ballybunion and Waterville and putting the Manor round on the following season's list. The honest answer is often the second one.
What The Round Actually Costs
Adare's green fee for resident guests sits at the top of the Irish market and above almost every European parkland number you have compared it to. As of our most recent stay it clears the four-hundred-euro line comfortably, and the club publishes the current figure through the golf concierge rather than on a public rate card. A buggy is required for most rounds outside the shoulder-season walking windows, and it is a meaningful line on the bill. A caddie, which we recommend without qualification for a first round on the Fazio, is a separate fee paid on the day, in cash, plus a tip that we would not budget below fifty euro per bag.
The way we set the expectation with friends is that the round at Adare, all in, will cost roughly twice what a round at Royal County Down costs, and it should. What you are paying for is a Tom Fazio parkland routing kept to a standard the Ryder Cup will land on, a range and short-game area that we would rate the best in Ireland, and a golf operation that runs like a private American club rather than a public Irish links. If that arithmetic makes you flinch, Adare is not the round to force into the trip. Ballybunion and Waterville are the trip. Adare is the room.
Deposits, The House Account, And What Not To Do
The deposit rule at Adare is quieter than the one at Royal County Down and it catches a different sort of American out. The hotel takes a card at the point of booking, and the golf fee is added to your house account rather than paid up front. This sounds friendlier, and it is, but it means the tee time is only genuinely held once the room is guaranteed. If you cancel the room inside the hotel's window, the tee time evaporates with it. If you shorten the stay from three nights to one after the golf sheet has been built around you, do not be surprised if the tee time you were quoted is no longer on offer.
The mistake we have watched Americans make twice is to hold a flexible refundable room while they wait for their playing partners to confirm, and then find, four weeks out, that the sheet has been filled around them and the tee time they were promised has been reassigned. The golf office is not being difficult. They are managing a course, not a booking widget. Our rule is that once you have decided to play Adare, you commit to the room the same week, you send the golf office your preferred day and a flexible time inside it, and you do not touch either booking again until you land.
When The Concierge Is The Whole Point
At Royal County Down we have argued that a hotel concierge is worth their fee only in narrow situations. At Adare, the concierge is not an add-on. They are the booking. The golf desk at the Manor is the office that decides whether your fourball ends up on the Fazio at nine in the morning or at half past three in the afternoon, whether you get the caddie who has been on the bag since the rebuild opened, and whether your practice round the day before your main round is on the range or on the second nine while the maintenance crew moves off it.
What we tell friends is to send one long email to the golf office at the point of booking the room, then let them do their work. Give them the party of four (never more than four for a first visit), a preferred day inside your stay, a preferred time band rather than an exact hour, a note on handicap for the caddie assignment, and any preference on tees. Then do not ring back. The office runs on a rhythm, and it responds to a considered written brief the way the pro shop at County Down responds to a considered written ballot. What it does not respond to is a follow-up every three days.
Where To Sleep, Because It Is The Only Answer
The answer to where to stay for an Adare round is the Manor, and we say this as writers who normally spend a paragraph on the alternatives. There are no alternatives. The village of Adare has good country hotels, and they are the right answer for a non-golf stay in Limerick. They are not the right answer for playing the Fazio. The tee sheet, the range access, the caddie assignment, the practice rounds, the walk from your room to the first tee, and the plate of oysters you will want on your arrival evening are all inside the estate gates. Book two nights minimum for a single round. We would book three if your trip has any margin at all.
The room to ask for is one on the estate side of the house rather than the courtyard, and the floor to ask for is above the first. The Manor Rooms and Junior Suites in the older wing are the right room type for a first stay. The Manor Suites are the room to graduate to on a second visit or on a celebration trip. What we would not do is book the Villa apartments unless you are travelling as a party of six or eight, and even then we would ask the reservations team to place you closer to the Carriage House rather than at the far end of the estate.
The Week We Would Book Around It
A round at Adare Manor is not a day trip and it is not a stopover. It is a stay in which one afternoon is a round of golf. The way we plan the week for the friends we send is to fly into Shannon in the morning, drive the twenty-five minutes to the estate, sleep in the Manor for two or three nights with one round on the Fazio inside that window, and then let the country decide whether you head west to Ballybunion and Waterville or east into the Golden Vale for a slower day at Cashel and Cahir. Neither is wrong. What is wrong is trying to force Adare into a trip that is otherwise all links.
The tee time is the smallest domino in this booking, and it is the last one to fall. Hold the room. Send the golf office one considered email. Confirm the caddie at booking rather than on the day. Accept that the round will cost twice what you thought it would and that the estate will earn every cent of it before you have finished your first coffee on the terrace. If your trip has to be Adare, it should be Adare in full. If your trip has to be all-Ireland golf on a budget, we would send you to Ballybunion first and put the Manor round on the next visit. That is the sequence, in that order, and it is the one that puts you on the first tee of the Fazio with the Manor at your back and the River Maigue where it is meant to be.
